SIGNED CONTRACT VOLUME SOARED IN OCTOBER: by double digits in all price segments.

Just as the city moves with purpose, from runners on the streets to voters at the polls, Manhattan’s real estate market found its own stride in October. After a typically slow summer, listings rose, signed contracts strengthened, and confidence returned, most notably in the luxury and ultra-luxury segment.

Contracts surged across the board: total signings rose 15%, luxury contracts above $4M jumped 51%, and ultra-luxury deals over $10M nearly doubled from September.

Myth of the "Mamdani Effect"

These gains speak to a Fall market that truly only starts in October, not the “post Labor Day” rebound many expect. And they stand in contrast to the oft-repeated myth of a so-called “Mamdani effect,” the notion that the city’s affluent are fleeing en masse. The reality tells a different story: buyers are still here, active, and confident, especially in the luxury and ultra-luxury segment.

Whether this strength reflects a catch-up from September’s lull, or renewed confidence driven by easing rates, strong corporate profits, and anticipation of a healthy bonus season, the result is clear: momentum has returned to the Manhattan market.

Brooklyn Contract Activity

Brooklyn’s momentum also remains broad-based, with steady gains in the $1–3 M range and outsized percentage jumps at the top end. Similar to the Manhattan market, October's contract activity for Brooklyn is a sign that confidence has returned in all market segments but especially the luxury tiers.

West Village Elegance Rising: 140 Jane Street Takes Shape

Along the Hudson River, a striking new addition to the West Village skyline is quietly coming to life. Façade installation is now underway at 140 Jane Street, an 11-story, 15-residence condominium designed by Leroy Street Studio and developed by Aurora Capital Associates.

The architecture blends sculptural modernism with timeless materials, featuring beveled columns, stone façade panels, and soft, rounded corners that nod to the neighborhood’s historic charm while embracing a distinctly contemporary vision.

This boutique-scale development spans over 100,000 square feet, offering grandly proportioned homes with the intimacy and privacy that define the best of downtown living. Among them is a 9,500-square-foot duplex penthouse that captured attention earlier this year when it went into contract for $87.5 million, a record-setting testament to demand for exceptional design and location.

Residents will enjoy a porte-cochère entrance, private parking, lap pool, private park, and full-time doorman service, all just moments from the Hudson River Park and the heart of the West Village.

Completion is slated for Winter 2026.
